Rohan City – A2, Prague 8 Karlín, Rohanské nábřeží

Rohan City A2 is an office building under construction in the first phase of a new urban district along Rohanské nábřeží. Designed by a team led by architect Jakub Cigler, the building features a regular glazed façade and a recessed upper floor. It will have eight above-ground levels and underground garages. Completion is scheduled for mid-2028. The total lettable area will exceed 17,000 sq m, including almost 15,000 sq m of offices; the ground floor will contain a restaurant, a bank branch and additional retail premises.

The office floors will support open-plan, divided and combined layouts. The planned technical standard includes raised floors, openable triple-glazed windows, external shading, cooling through fan-coil units, LED lighting, fibre-optic connectivity, a building management system, sprinklers and backup power. The project is designed with the aim of achieving LEED Gold certification.

Tenant facilities will include a 24/7 reception, accessible terraces and bicycle facilities with showers, changing rooms and electric-bike charging. The underground garages will provide approximately 180 parking spaces. Invalidovna station on metro line B, tram stops and the principal cycle route along the Vltava are within walking distance. The surrounding district will gradually be complemented by new restaurants, shops, services, public spaces and extensive landscaped areas.
