River Garden II-III, Prague 8 Karlín, Rohanské nábřeží 23

River Garden II–III is an office complex on Rohanské nábřeží in Karlín, completed in 2014 to a design by Schindler Seko architekti. It comprises two architecturally distinctive yet interconnected buildings with eight above-ground and two underground levels. River Garden II is characterised by a gold-bronze façade with a strong vertical grid, while River Garden III features a lighter, horizontally structured elevation. The complex provides approximately 22,700 sq m of offices, 2,080 sq m of retail space and 1,250 sq m of terraces.

Office floors can be divided into smaller units or connected to create extensive premises of up to around 4,000 sq m. The spaces support both open-plan and cellular layouts. The specification includes air conditioning, mechanical ventilation, raised floors, suspended ceilings, openable windows, external blinds, fibre-optic connectivity, backup power and electronic access control. The buildings hold BREEAM In-Use Excellent certification.

Tenants benefit from 384 parking spaces, electric vehicle charging, bicycle storage with changing rooms and showers, and a relaxation area in the internal courtyard. Shops, restaurants and additional services operate on the ground floor. Křižíkova metro station and tram stops are approximately two minutes away on foot, while the Vltava cycle route is also located nearby.
