AFI Karlín, Prague 8 Karlín, Pernerova 42

AFI Karlín is an office building on Pernerova Street in Prague 8, completed in 2018. It consists of two organically shaped wings connected by a central atrium, with a floor plan resembling a butterfly. The building provides approximately 23,000 sq m of leasable space. Its distinctive architectural feature is a series of vertical gardens incorporated into the façade, planted with tens of thousands of living plants and supported by an automatic irrigation system. The project holds BREEAM Excellent certification.

The ground floor accommodates retail and food-service units, with five office floors above. The premises can be divided into separate units and arranged as open-plan workspace, individual offices or a combination of both. The specification includes a clear height of approximately three metres, raised floors, central mechanical ventilation, air conditioning, air humidification, openable ventilation elements, automatically controlled external shading and backup power.
