Vydrovka Office Center, Prague 8 Karlín, Pobřežní 16

Vydrovka Office Center is a planned office development at Pobřežní 16, on the boundary between Karlín and Prague’s New Town. The new building occupies a site formerly associated with the Vydra & Bohuslav factory and warehouse, which also inspired the project’s name. Its eight above-ground floors will provide approximately 6,200 sq m of offices and a further 428 sq m of ground-floor retail space. Completion is scheduled for the end of 2027.

The office floors will accommodate both smaller and larger tenants and can be arranged as open-plan workspace or as a combination of individual offices and meeting rooms. The specification will include a clear height of 3.2 metres, raised floors with floor boxes, openable windows, air conditioning with a four-pipe fan coil system and electrically operated external blinds on the southern façade. Terraces will be located on the second, fourth, seventh and eighth floors, including a rooftop terrace overlooking central Prague.

Four underground levels will provide approximately 100 parking spaces, electric vehicle charging points and facilities for cyclists. The project is targeting BREEAM Excellent certification. Florenc metro station on lines B and C is a few minutes’ walk away, while the nearby Florenc and Těšnov tram stops, coach terminal, restaurants, hotels and other city-centre amenities provide convenient connections and services.
